Contact the real estate agent
Contact the real estate agent to help with renting: including property search, in person visiting, making an offer, signing a contract, and moving in process, etc.
(Note: There is no service fee from tenant side, all costs are paid by landlord)

Rental documents preparation (documents that need to be submitted to the landlord with the offer)
(Note: If you are an international student or a new immigrant, you may not be able to complete the preparation of all the above documents, so you may need to prepare your ID and other supporting documents (such as school enrollment letter, proof of tuition payment, etc.), the more the better. The landlord or the landlord's agent may rent the property to you with some rental conditions such as prepaying all the rent in advance.
Another way is to find a local guarantor (with the above documents) and co-sign the lease contract.)

Preparing the offer
The offer will be prepared by your real estate agent according to your requirements (offer price, move-in date, the lease term - generally one year)
Forms related to the offer: Agreement to Lease (Form 400), Residential Tenancy Act (Uniform Provisions of the Government of Ontario), etc.

Docusign
The following information needs to be confirmed before signing; whether the lease agreement includes water, heating, electricity, internet, parking spaces, lockers, rental payment methods, advance rental payments, etc.

Deposit
After the offer to Lease is accepted, usually two months (first and last month) of rent need to be paid to the real estate brokerage’s trust account as a deposit within 24 hours.

On or before the first day of the rental period
The landlord prepares the keys and receipts, the tenant prepares the key deposit. Both the landlord and the tenant walk through the property and do an inspection.

End of lease
If the tenant does not intend to renew the lease agreement, the landlord must be notified in writing 60 days before the end of the lease. If the tenant wants to renew the lease, you can sign the contract for another year or automatically become a monthly renewal.
